Electrical inspection services

Like most things, electric installations and equipment will deteriorate over time due to general wear and tear. This is why electrical tests should be carried out periodically. The Institution of Engineering and Technology (IET) and the British Standards Institution (BSI) advise landlords, businesses and homeowners to test at the below intervals.

Businesses

If you are an employer and own a commercial property, you must have an electrical inspection and periodic test every five years.

Landlords

As a landlord, your residential properties need to be inspected every five years or when there is a change in tenancy arrangements.

Homeowners

If you own your home outright or currently paying off the mortgage, you must organise an electrical inspection every ten years.

Landlord responsibilities

Periodic inspection process

Inspection

During the initial stage, an electrical engineer will check the overall electrical health of your property. This is to look for wear and tear, breakages, damaged wires and that all switchgear is fully accessible and secure.

Operation

This is the stage where an electrician will attempt to operate anything that might need potentially fixing. All equipment will also be switched on and off to check for any switchgear defects.

Defect report

A form will be produced that includes any faults or problems that have been found during the operation stage. This will also outline the electrician’s recommendation on what faults or problems should be prioritised moving forward.

Certification

The final stage is where you receive a certificate from the electrician. This is formally known as an Electrical Inspection Condition Report (EICR).
